The quality of depreciation reports can vary and choosing a reputable and knowledgeable service provider is critical. Depreciation reports are intended to be usable as a capital planning tool rather than merely a compliance effort. In this webinar, the methodology of Pinchin depreciation reports as well as some typical Client concerns and challenges will be shared with the audience.
As of July 1, 2024, strata corporations with five or more units can no longer exempt themselves from obtaining a depreciation report through a ¾ vote. All strata corporations must renew their depreciation report every five years. Those without a depreciation report, or with reports dated before December 31, 2020, have until July 1, 2026, to comply if located in Metro Vancouver, the Fraser Valley, or the Capital Regional District (excluding Gulf Islands and other boat- or plane-accessible islands), and until July 1, 2027, if located elsewhere in British Columbia.
